Good value guest house close to centre of town.very clean and comfortable rooms.
Lovely owners and very clean and well appointed. The only things that let it down was that the towels in the ensuite smelled damp and not very nice and the toilet seat was loose. Apart from those small points I would recommend for a stay in Hastings.
Absolutely brilliant. The room was perfect: clean, fresh and spacious. Really loved my time here and would completely recommend it to anyone staying in Hastings or looking for a couple of nights away by the sea. Better than any hotel or guest house I've stayed in in a seaside location.

Stayed for 2 nights in September. Room was spotlessly clean, warm, welcoming. Fridge in room - very useful! Bathroom facilities again were lovely and clean. Fresh linen.
This place is amazing. The owner was lovely and polite and friendly. The room was spotless and tidy, very good interior design and also exterior. Right by a cafe for brunch, the car park right down the street. The beach only a 5 minute walk away and other attractions about 5 - 10 minute walk. 100% will be back
Great place to stay, very central location. Nice decor, well maintained, good room facilities. Even had a courtesy call from the proprietor on the morning I was due to arrive to confirm the booking site had sent me the self checking information. Stayed in room 1 which is the front ground floor and due the lovely weather slept with the window open, but did not get disturbed by any noise. Only comment I would make is the mattress is very soft and I know it personal preference. Perfect for a short break. Would highly recommend the Phoenix Guest house.
